Problem
Buyers who entered this living room REALLY had to use their imagination because there were no visual triggers to say “this is a great room to relax and enjoy friends and family”.
Solution
Remove the dated wallpaper and slat blinds. Add an inexpensive but high-impact light fixture, paint neutral colors and draw focus on the fireplace with simple artwork, candles and logs on the grate.
The result
Buyers can easily imagine their furniture moving into this space. They don’t need to do a thing!
Problem
Buyers see this master bedroom is small, dark and drab. The dated window blinds block a wonderful private view. How can the seller expect anyone to imagine this space as a welcome retreat at the end of a hard day? All the buyer thinks is “I have to do a lot of work here.”
Solution
Warm grey paint and clean white trim create a tranquil setting. The queen bed with neutral linens shows the room isn’t so small after all. The soft light, low-key artwork, florals and wine glasses complete the dramatic makeover.

Buyers walk in and says “Ahhh…this is what I want at the end of the day!”
Problem
The sellers lived in this home for 45 years. They needed to SIGNIFICANTLY de-clutter and de-personalize to appeal to the 30-someting young family who was their prime prospect.
Solution
Replace wallpaper with fresh neutral paint, remove dated curtains and all the collectibles. Store the large stored. Streamline artwork, add color with florals and pillows.
Result
Key selling pints like the hardwood floor and fireplace became the stars. The room showed as spacious, not cluttered. The beautiful yard and bay window came into play.

Solution
Removing mismatched end tables, de-cluttering around the flat screen, adding throw pillows and simplifying the artwork gives this room the casual and comfortable atmosphere buyers love.

Problem
The dining area is dwarfed by the oversize hutch and needs de-cluttering and better placement of artwork. It also serves as a pass way to the sunroom but is now an obstacle course.
Solution
Remove the big pieces, simplify the walls. Improve the lighting and let buyers see the floor’s inlaid wood border. Plenty of room now to experience the spaciousness and get a glimpse of the wonderful sunroom.

Problem
This kitchen has old cabinets, dated/inadequate lighting, stained counters, missing appliances and tiles with dirty grout. The budget doesn’t allow for a tear-down, so we had to stick with some of the old and bring on some of the new.
Solution
We got high impact from adding new granite countertops, stainless sink/faucet and stainless contemporary lighting. We chose a black and stainless microwave that helped integrate the black stove with the new stainless refrigerator and dishwasher. We kept the cabinets but changed to brushed nickel hardware. We removed dated window treatments and added new, light colored grout that made the floor like new. Final touch: fresh sage green paint on the adjacent wall to "bring in the outdoors" and show off the beautiful deck.
Result
A kitchen the shines and adds value to the home for a lot less money that a total renovation.
Problem
The family wanted a totally new feel for this tired, outdated bathroom but they only had a $200 budget.
Solution
Change the wall color, repaint the vanity, grout the tile, add a new medicine cabinet and light fixture globes.
Result
With fresh white towels, florals and a cotton shower curtain this bathroom is SEXY!
Problem
This cozy room should invite guests in to relax on the sofa and watch TV. Instead, an oversize light guards and blocks the entry, an area rug dominates the space and draws the eye away from the fireplace, and over-sized furniture keeps everything feeling crowded.
Solution
Remove the rug and the eye is drawn to the fireplace. Reposition the floor lamp (elsewhere in the room) and angle the large sofa so traffic flows easily into the room. Switch the oversized green chair with a smaller armchair and there’s room for an end table to hold a snack.
Result
Room to enjoy TV or a fire and conversation. Much more inviting.
Problem
This home, vacant for a year, has an overgrown lawn, no driveway and a tired, cold blue exterior.
Solution
The warms colors of the new roof and yellow-buff paint show off the home’s appealing lines. New landscaping means a lush green lawn next spring. The brown/red shutters and door integrate well with the wooded lot and the ivory white trim sets everything off. Add fall mums and pumpkins and you’ve an eye magnet.
Result
A real asset to the neighborhood and lots of drive by appeal.
